The supply of homes for sale in central Ohio is currently at 1.2 months, which is a near record low. What does this mean? If everyone currently looking for a home purchased one, and no more came on the market, they would all be sold in 1.2 months.
Real estate is subject to Supply & Demand. When there is less supply and demand is strong, prices go up. This is exactly what we are seeing throughout central Ohio. In 2017 the average home price when up 6.6% and in 2018 we do not see this changing. Throughout central Ohio we are in a Seller’s Market.
When there are more homes on the market, Buyers have more to choose from. If homes are similar to your home and similar in price, then people might prefer the other home over yours and bid on the other home. We want them bidding on your home and driving up your price. It is better for a Seller to have fewer homes like theirs for Buyers to choose from.
